Case Study: Rotting Lodge Nightmares!
Recently Pathfinder Property Developers were asked to visit a Lodge Owner at a local Devon based Holiday Park with concerns over rising damp in the cedar cladding and internal timber floor, around the bi-fold doors.
As PPD are the Sister company to Pathfinder Homes, we are experts in all aspects of lodges and residential park homes, we were very quick to identified the cause of the problem.
The decking had been fitted incorrectly approximately 7 years ago, when the home was new.
When a decking system is built around a timber framed home it must be stand alone, built on top of a sub-frame with a 20mm gap between the decking and the lodge itself.
The Company who built this decking system attached the decking to the framework of the home, meaning that water couldn’t escape or drain away. Which resulted in significant damage to the cedar cladding, the timber framework of the lodge and the internal wooden floor.
As PPD removed the damaged cladding the real extent of the damage became apparent, with the home needing replacement timbers and extensive repairs, including a complete replacement of the floor inside the home.
We then had to remove the old decking which had become rotten and slippery, we replaced this with a new composite deck, positioned on a new substructure, with the correct 20mm gap around the home.
When considering having decking around a Lodge or Park Home its important to ensure the fitter you chose understand how to fit a decking system correctly, so not to compromise the home/lodge – this could result in thousands of pounds worth of damage which would also invalidate the insurance cover for the lodge.
